For internal documentation review of existing Commercial Real Estate:

• Minimum 2 years previous operating statements on property (tax returns, CPA prepared financial statements, etc.)
• Current rent roll/lease updates
• Building/land specs
• 2 years tax returns on guarantors and borrower
• Current personal financial statements on guarantors
• "Entity Documents" on borrower

For internal documentation review of new Commercial Real Estate Construction:

• Proforma projections on property to be constructed
• Projected rent roll and/or lease updates
• Building/land specs
• 2 years tax returns on guarantors and borrower
• Current personal financial statements on guarantors
• "Entity Documents" on borrower

For the Appraisal:

• Date and price of purchase (if within 3 years)
• Date and cost of construction (if within 5 years)
• Legal description and survey
• Current property tax statement
• Description and cost of recent capital expenditures (within 3 years)
• Prior appraisals (if within 5 years)
• Environmental and/or wetland report (if available)
